Miami Beach’s Iris on the Bay to break ground on Phase 2

Set to break ground in Miami Beach’s Normandy Isle neighborhood next week is Phase 2 of Iris on the Bay.
The first phase of the residential development was completed last spring, which brought 22 luxury townhomes to a quiet waterfront parcel in North Beach. This next stage, which breaks ground on Tuesday, January 24, will include the remaining 21 residences, many of which offering canal frontage along the Normandy Waterway. Pricing starts at $800,000.
The townhomes are described as contemporary tropical in design and are constructed in four-unit blocks, allowing for more corner residences with water views. Each unit includes 2,100 to 2,500 square feet of living space, a two-car garage, elevator, and a rooftop terrace.
Amenities include a waterfront pool, gated entrance, and 12 docks. The project’s architect is Beilinson Gomez Architects with interior design by Michael Wolk Design Associates.
“Iris on the Bay offers privacy, efficient floor plans and amenities aligned with the anticipated lifestyles of our buyers who are mainly in their 30s and 40s.” says Ann Nortmann, Senior Project Director, Development Sales at Douglas Elliman. “They see this as a value buy at $350- $450 a square foot; most residents plan to live here year-round in a real community.”
